The pyeong is the traditional unit Koreans still reach for when talking about floor space. One pyeong is exactly 400 divided by 121 square meters, about 3.3058 sq m. People often round that to 3.3, which is harmless for small numbers but drifts as they grow — at 100 pyeong the gap between 330.58 and 330 sq m is over half a square meter. This calculator uses the exact value, so results may differ slightly from a rounded estimate. Going the other way, multiply square meters by 0.3025.

Most of the confusion comes from two different area definitions. A Korean apartment listed as 84 sq m is quoting the exclusive area — the space inside your own front door — which works out to 25.4 pyeong. Yet people call that same apartment a 34 pyeong. That figure is the supply area, which adds a share of the stairs, corridors and lifts, landing at roughly 112 sq m or about 34 pyeong. So 84 sq m and 34 pyeong are not two different homes; they are the same home measured two ways.

Since 2009 official Korean sales notices must state exclusive area in square meters, so the number on any formal document is almost always the exclusive area. When a listing or advert says 34 pyeong, it is usually an 84 sq m unit quoted by supply area. There is also a third figure, the contract area, which adds shared facilities such as underground parking — you will mostly meet that one in the purchase contract itself.
